Paul Maenner has been active in the Minneapolis commercial real estate markets since 1993, and professionally involved in the real estate industry since 1984.
Paul has spent his career exclusively in commercial real estate as an advisor, developer and investor in the large format and specialty retail, multi-family, and senior housing sectors.
Prior to refocusing his energies through Maenner Property Advisors, Paul spent ten years cultivating multi-family and senior housing development opportunities for Minneapolis-based firms Axial Real Estate Advisors and The Waters Senior Living, respectively. At Axial, Paul partnered in over $250M of new investment activity, including direct property acquisitions and the management of complex joint-venture developments. At The Waters Paul played a key role in developing the firm’s first expansion market, Pittsburgh, resulting in over $75M in new projects.
From the late ‘90s to the early 2010s, Paul was a principal developer, investor, and advisor on a range of retail projects, including several complicated developments that required extensive municipal interaction and negotiation as well as on-site logistical oversight. This core work in development sharpened Paul’s entrepreneurial instincts as well as his relationship management and communication skills. During this time, which included two recessions, Paul successfully managed the delicate balance between lender, tenant, municipal and investor requirements, resulting in over $50M in sales and re-financings.
At each stage of his career, Paul has been a trusted advisor within his organization and to others. His advisory work has ranged from family office client representation to development services leadership.
